Flexie Estate Agents lets homes in Wareham, the Saxon walled town at the head of Poole Harbour, for landlords who want referenced tenants and every legal check done. Our Bournemouth office is about fifteen miles away, and landlords choose tenant find, rent collection or full management. This page is the Wareham detail behind our letting agents service.

What lets in Wareham

  • Cottages and townhouses inside the walls. Couples and single tenants who want North Street, South Street, the Quay and the pubs on foot. Many are listed; parking is limited.
  • Victorian houses in Northport. Commuters who want the station within a walk, and families.
  • Semis, bungalows and newer houses in Sandford and on the edges. Families with children at the local schools, older tenants and staff working at Wytch Farm or the Innovation Park who drive to work.

The town itself is described on our Wareham area page.

How we let your property

The rent. We visit and give a rent range with the likely tenant, starting from the instant rent estimate.

The listing. Photographs, a floor plan and a description that states the walk to the station, the parking and the garden.

Referencing. Every adult checked for identity, Right to Rent, credit, income and a previous landlord. For contractors working on fixed projects we check the contract and, where the employer is the tenant, use a company let agreement.

Move in. The agreement written to the Renters' Rights Act, the deposit protected within 30 days, the How to Rent guide and certificates served, and a photographed inventory.

The checks in a walled town

The certificates are the same everywhere in England: gas safety where there is gas, an electrical report, smoke and carbon monoxide alarms, an EPC of band E or better, and Right to Rent checks. In Wareham the EPC is often the hard one, because solid walls, sash windows and listed status limit what can be changed without consent. Our guide to EPC rules for landlords sets out the options and exemptions. Homes near the rivers need flood cover checked.

The council and the tenancy rules

Wareham landlords deal with Dorset Council for council tax, licensing and housing standards; a house shared by five or more people from two or more households needs a mandatory HMO licence. At the time of writing a furnished home left empty pays the 100% premium, and under the Renters' Rights Act every tenancy is periodic with a yearly rent review by notice.

The local market

The Wareham property market

Wareham is a small walled town under Dorset Council, between the Frome and the Piddle, with Georgian townhouses and cottages inside its Saxon earth walls and family houses and bungalows outside them. Tenants are families, rail commuters and people working at Wytch Farm and the Dorset Innovation Park; buyers include families, retirees and people moving to Purbeck.

Wareham has something most of Purbeck lacks: a station on the main line, with trains to Poole, Bournemouth, Southampton and London Waterloo. That makes it the Purbeck town where tenants can rent and still commute without a car. Tenants are commuters, families with children at The Purbeck School and the primaries, and engineers and staff at Wytch Farm, the oil field near Corfe Castle, and the Dorset Innovation Park near Wool.

The stock splits at the walls. Inside them are Georgian townhouses and cottages, many listed; outside are Victorian houses in Northport near the station, and post-war semis, bungalows and newer homes in Sandford and on the edges.

Three local points.

The council. Dorset Council. At the time of writing it charges a 100% council tax premium on furnished homes that are nobody's main residence.

Listed buildings. Upgrades to reach the EPC minimum can need consent.

Flood risk. Parts of the town near the Frome and the Piddle are in flood risk zones, which affects landlord insurance.

Who rents and buys in Wareham

  • Rail commuters. A main line station puts Poole, Bournemouth and Southampton within commuting reach, which is unusual for a Purbeck town.
  • Work at Wytch Farm and the Innovation Park. Engineers and staff at the oil field and the Dorset Innovation Park rent near work, and some buy when a job is permanent.
  • Families and first-time buyers. A secondary school in the town and houses in Sandford and Northport bring families and first-time buyers priced out of Poole.
  • Retirees and Purbeck movers. Period homes inside the walls and bungalows on the edges sell to people moving to Purbeck for the harbour, the heath and the coast.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Wareham does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Letting agents in Wareham: questions

Who rents in Wareham?

Rail commuters to Poole, Bournemouth and Southampton, families who want The Purbeck School and a garden, and staff and contractors at Wytch Farm and the Dorset Innovation Park. Older tenants rent bungalows in Sandford and on the edges of town.

Does the station help a Wareham let?

Yes. Homes in Northport and near the station let to commuters who would not consider the rest of Purbeck without a car. In the listing we state the walk to the station plainly, as tenants filter on it.

Can I let a listed cottage inside the walls?

Yes, with the same certificates as any let. The EPC minimum of band E applies, and improving an older listed home can need listed building consent, so plan the work early. We advise on the order; this is general information, not legal advice.

Do I need flood cover for a Wareham let?

If the home is in or near a flood risk zone by the Frome or the Piddle, check your landlord insurance covers flood and tell tenants about any flood history. The government flood map shows the risk for an address.

How far is Wareham from your office?

About fifteen miles by road from our office on Charminster Road in Bournemouth. We carry out valuations, viewings and check-ins at the property, and confirm which service level and contractors we can offer before you instruct us.

What are your service levels?

Tenant find, rent collection and fully managed. All include marketing, referencing, the tenancy agreement and deposit protection; rent collection adds monthly collection; full management adds inspections, repairs and certificate renewals. Fees are confirmed in writing first.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
