Flexie Estate Agents lets and manages homes for landlords in Brockenhurst, the New Forest village with a main line station and a college. We find and reference the tenant, set up the tenancy, protect the deposit and, if you choose, collect the rent and look after the house. This page is the Brockenhurst detail behind our letting agents service.
What lets in Brockenhurst
- Houses near the station. Victorian villas and post-war family houses a walk from the platform. Commuters take them, and they rarely stand empty.
- Village cottages. Around Brookley Road and the watersplash, close to the shops and pubs. Couples and single professionals rent them; thatch needs specialist insurance.
- Family houses on the Forest edge. Gardens, drives and the heath beyond the gate, let to families who stay for years.
- Larger detached homes. Let to relocating senior staff and families, often on longer tenancies.
The tenants
Commuters want the station and broadband good enough for days at home. College staff want the walk to work. Hotel staff want something affordable within reach of shifts. Families want the primary school, the Forest and a garden. All of them need to understand that ponies and cattle use the road outside, so we explain it at viewings.
How we let your property
Valuation. A visit and a rent range, with the reasons. The instant rent estimate gives a first figure online.
Marketing. Photographs that show the house and its setting, a floor plan, the portals and our list of registered tenants, including relocating households who stay in the group's Bournemouth apartments while they look.
Referencing. Identity, Right to Rent, credit, income and a previous landlord for every adult, with a guarantor if affordability needs one.
Move in. A tenancy written to the Renters' Rights Act, the deposit protected within 30 days, the prescribed information served, certificates handed over and a photographed inventory that includes gates, fences and any cattle grid.
The legal side
Every let needs gas safety where there is gas, an electrical report within five years, smoke alarms on each storey, a carbon monoxide alarm by any fixed combustion appliance, an EPC of band E or better and Right to Rent checks. Older cottages often have oil heating or a solid fuel stove, which brings its own servicing. At the time of writing tenancies are periodic under the Renters' Rights Act, rent rises go by section 13 notice once a year, and possession needs a legal ground. The Renters' Rights Act guide explains the changes.
Brockenhurst and the wider area
You choose tenant find, rent collection or fully managed; the fees page sets out each. We let across the New Forest and in Bournemouth. To sell instead, see selling your property in Brockenhurst, or book a Brockenhurst valuation. The Brockenhurst area page describes the village.
The Brockenhurst property market
Brockenhurst is one of the largest villages inside the New Forest National Park, with a main line station, Brockenhurst College and ponies and cattle in the streets. Homes are cottages, Victorian villas and family houses, and the station makes it the Forest village most in demand from commuters.
Brockenhurst lets on its station. Trains to Southampton, Bournemouth and London Waterloo bring commuters who want to live in the Forest and still get to work, and they pay attention to the walk to the platform. Brockenhurst College adds teaching and support staff, the Balmer Lawn, Careys Manor and Rhinefield House add hotel staff, and families rent for the village primary school and the Forest on the doorstep.
Supply is limited: the village is inside the National Park, new building is controlled, and many cottages are second homes or holiday lets. A well-kept house with parking rarely waits long for a referenced tenant.
Three points shape a Brockenhurst let.
Planning. The New Forest National Park Authority decides applications. An annexe or outbuilding can only be let as a separate home if it has permission to be one.
Council. New Forest District Council handles council tax, licensing and housing standards, and at the time of writing charges a 100% premium on furnished empty homes.
Livestock. Ponies, donkeys and cattle walk the streets, so gates and fences matter.
Who rents and buys in Brockenhurst
- Commuters. The main line brings professionals working in Southampton, Bournemouth and London who want the Forest at the weekend and a train on Monday.
- Brockenhurst College. The college employs teaching and support staff who rent near work, and brings families who want their children close to it.
- Families and downsizers. Families want the village school, gardens and the Forest; downsizers want a cottage within a walk of the shops and the station.
- Hotels and hospitality. The Balmer Lawn, Careys Manor and nearby Rhinefield House employ staff who rent in and around the village.
Let furnished, from 28 nights, all year round.
A furnished flat in Brockenhurst does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months

Our fees in fullLetting agents in Brockenhurst: questions
Who rents in Brockenhurst?
Commuters using the main line, staff at Brockenhurst College and the hotels around the village, families who want the primary school and the Forest, and buyers renting while they search. Most want a short walk or cycle to the station, parking and a garden the animals cannot get into.
Does being near the station change the rent?
It widens the field of tenants. A house within a walk of Brockenhurst station appeals to commuters without a second car, as well as to everyone else, so it usually lets faster. We set the rent after a visit, comparing recent lets nearer and further from the station.
Can I let my annexe in Brockenhurst separately?
Only if it has planning permission as a separate dwelling, which the New Forest National Park Authority decides. Many annexes are tied to the main house by a condition. We check the planning history before marketing, because letting without permission risks enforcement.
Do college staff and students rent here?
Staff do, and some come on fixed contracts that suit a tenancy starting before the September term. Most students are aged 16 to 18 and live with their families, so the village is not a student-let market in the way university towns are.
What do tenants need to know about the animals?
That the ponies, donkeys and cattle belong to commoners, must not be fed or petted, and roam freely. Gates must be kept shut and garden waste never tipped over a fence. We put this in the welcome pack and record gates and fences in the inventory.
What are your service levels?
Tenant find, rent collection and fully managed. Each includes referencing, the tenancy agreement and deposit protection; full management adds inspections, repairs, certificate renewals and every call from the tenant. Fees are agreed in writing before you instruct us.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
