Property valuationBrockenhurst is one of the largest villages inside the New Forest National Park, with a main line station, Brockenhurst College and ponies and cattle in the streets. Homes are cottages, Victorian villas and family houses, and the station makes it the Forest village most in demand from commuters.
Brockenhurst is the New Forest village for people who need a train. It has a main line station with fast services to Southampton, Bournemouth and London Waterloo, a large college, a proper village centre and the open Forest at the end of every road. Flexie Estate Agents lets, sells and values homes in the village from our Bournemouth office.
Renting in Brockenhurst
Homes to let are mostly houses: cottages near the village centre, Victorian villas near the station and family houses on the Forest edge. Tenants are commuters, staff at Brockenhurst College and the hotels, families who want the village school, and people renting while they look to buy in the Forest. Homes within a walk of the station let first.
For furnished stays of a month or more, the group's apartments are in central Bournemouth (property to rent in Bournemouth), two stops down the line; where a cottage is a holiday let, as many here are, management is through Sea Breeze (holiday let management).
Buying and selling in Brockenhurst
Buyers are commuters, families, downsizers and second-home owners, and the station widens the field more than in any other Forest village. Brockenhurst is one of the National Park's four defined villages, so the New Forest National Park Authority decides planning, under policies that allow more than in the open Forest but still guard the village's character. Selling your property in Brockenhurst and property valuation in Brockenhurst explain our approach; how to sell your home covers the process.
Letting a property in Brockenhurst
Council tax, housing standards and licensing are New Forest District Council's. Landlords need gates and fences that keep livestock out and a tenancy that tells the tenant how commoning works. Letting agents in Brockenhurst covers how we let and manage.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

Estate agents in Brockenhurst: questions
How long is the train from Brockenhurst to London?
The fastest South Western Railway trains reach London Waterloo in about an hour and a half, and Southampton and Bournemouth are much closer. That makes Brockenhurst one of the few New Forest villages where daily commuting by train is practical.
Is Brockenhurst inside the National Park?
Yes. Planning is decided by the New Forest National Park Authority, while council tax and housing are New Forest District Council's. Brockenhurst is one of the Park's four defined villages, where the Local Plan allows more development than in the open Forest.
Do ponies really walk through the village?
Yes. Commoners' ponies, donkeys and cattle graze the verges and walk the streets, and drink at the watersplash. Residents keep gates shut, do not feed the animals and drive slowly. Most people who move here see it as part of the appeal.
Can I rent near Brockenhurst College?
Yes, though homes to let in the village are limited. College staff and families with students look for houses within a walk or a short ride of the college and station. Register with us so we can contact you when a home is instructed.
Do second homes in Brockenhurst pay extra council tax?
At the time of writing, New Forest District Council has charged a 100% premium on furnished homes that are nobody's main residence since 1 April 2025. Holiday lets that pass the business rates test pay business rates instead. This is general information, not tax advice.
