Flexie Estate Agents lets and manages homes for landlords in and around Burley, from bungalows near the village centre to houses with paddocks out on the lanes. We value the rent, find and reference the tenant, draw up the tenancy and protect the deposit, and with management we look after the property from then on. This page is the Burley detail behind our letting agents service.

What lets in Burley

  • Bungalows. On the roads out of the village, for older tenants and couples who want the heath and a short drive to Ringwood.
  • Family houses with gardens. Room for children, dogs and bikes, with the village school and the Forest close by.
  • Houses with land. Paddocks, stables and outbuildings, let to riders and smallholders who stay for years when the fencing and water supply are sound.
  • Village cottages. Occasionally let long term, usually to a single tenant or couple who want the shops and pubs on foot.

What Burley tenants expect

Tenants moving to Burley want the Forest, and they want the practical things that make living with it easy: parking for two cars, a fence and gate the ponies cannot get through, somewhere to wash a muddy dog, and broadband good enough to work from home. Horse owners want safe turnout, a water supply and access for a horsebox. We describe all of this in the listing so viewings go to tenants who will stay.

How we let your property

Valuation. A visit to the house and land, and a rent range with the reasons. The instant rent estimate gives a first figure online.

Marketing. Photographs of the house, the garden and the heath beyond it, a floor plan, the portals and our list of registered tenants.

Referencing. Every adult is checked for identity, Right to Rent, credit, income and a landlord reference, with a guarantor if needed; tenants bringing horses are also asked about their animals and insurance.

Move in. A tenancy written to the Renters' Rights Act, with any land terms attached, the deposit protected within 30 days, the prescribed information served and a photographed inventory of the house, the land, the gates and the fences.

The checks every Burley let needs

Gas safety where there is gas, an electrical report within five years, smoke alarms on every storey, a carbon monoxide alarm by any fixed combustion appliance, an EPC of band E or better and Right to Rent checks. Rural services add their own: oil tank and boiler servicing, chimney sweeping and septic tank or treatment plant emptying. The landlord legal checklist lists every item, and at the time of writing tenancies follow the Renters' Rights Act.

Burley and the wider area

You choose tenant find, rent collection or fully managed; the fees page sets out each. We let across the New Forest and in Bournemouth. To sell instead, see selling your property in Burley, or book a Burley valuation. The Burley area page describes the village.

The local market

The Burley property market

Burley is a small village on open heath in the south-west of the New Forest National Park, about four miles south-east of Ringwood, with ponies in the street and a compact centre of shops, tea rooms and pubs. Homes are cottages, bungalows and larger Forest houses, many with land, and the long-let market is small.

Burley's long-let market is small and specific. Most cottages near the centre are second homes or holiday lets, so the houses that come to us for a tenancy tend to be bungalows on the roads out of the village, family houses with large gardens and detached homes with land along the lanes towards Burley Street.

The tenants match the stock: families moving from Bournemouth or Southampton for space, people who keep horses and want a paddock or stable, and couples who work in Ringwood and want the heath at the gate. Almost all of them run a car, often two.

Three points affect a Burley landlord.

Livestock. Commoners' ponies and cattle graze the village. Gates, fences and any cattle grid belong in the inventory, and feeding the animals is banned.

Land. A let with paddocks needs written terms on grazing, fencing, water and muck, and on whether any rights of common pass to the tenant.

Planning. Burley is inside the National Park but not a defined village. A converted outbuilding can only be let as a separate home with permission from the New Forest National Park Authority.

Who rents and buys in Burley

  • Riders and smallholders. Houses with paddocks, stables and sometimes rights of common bring equestrian buyers and tenants who keep animals on or near the open Forest.
  • Families moving for space. Families from Bournemouth and Southampton move for big gardens, the heath and the village school, and accept the drive to work.
  • Downsizers and retirees. Cottages and bungalows near the centre attract buyers who want a small village with shops and pubs on foot.
  • Second homes. The village's name is known well beyond Hampshire, and its cottages are bought as second homes and holiday lets, which keeps long lets scarce.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Burley does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday

FAQs

Letting agents in Burley: questions

Who rents in Burley?

Families moving for gardens and the heath, riders who need a paddock or stable, couples working in Ringwood, Bournemouth or Southampton, and people renting while they look to buy in the Forest. Nearly all drive, so parking for two cars helps.

How do you let a house with paddocks?

With written terms on top of the tenancy: who maintains the fencing, gates and water troughs, how many animals the land will carry, how muck is managed and whether any rights of common pass to the tenant. We record the condition of the land and buildings at check-in.

Can tenants use the property's rights of common?

Only if you agree and the rights allow it. Rights of common are attached to land, and using them involves registering animals and paying marking fees to the Verderers. We set out in the tenancy whether the tenant may turn animals out, so nobody is left uncertain.

Are older Burley houses harder to let?

Not harder, but they need preparation. Oil or LPG heating needs servicing, solid fuel stoves need a carbon monoxide alarm and sweeping, private drainage needs emptying, and the EPC must be band E or better. We check all of this at the valuation.

Do you cover Burley from Bournemouth?

Burley is within reach of our Bournemouth office by the A338 and A31 through Ringwood. We confirm at the first call that we can take on your address and which local contractors will carry out repairs and checks.

What service levels do you offer?

Tenant find, rent collection and fully managed. All include referencing, the agreement and deposit protection; full management adds inspections, repairs, certificate renewals and the day-to-day contact with the tenant. Fees are agreed in writing before you instruct us.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
