A property valuation in Queens Park is free and gives a sale figure, a rental figure or both, with the comparable evidence and the reasons. Queens Park houses vary a great deal, by avenue, outlook, garden and condition, so we value the house in front of us rather than an area average. The service is on property valuation.
What we look at
- The street. Which avenue, how quiet, the trees, and whether the house backs onto the park or the golf course.
- The plot. Garden size, aspect and privacy, drive, garage and side access.
- The house. Bedrooms, bathrooms, a study, the kitchen and family space, loft rooms and extensions.
- Paperwork. Planning and building regulation papers for extensions, loft conversions and windows; guarantees for roof or damp work.
- Condition and energy. Roof, chimneys, windows, wiring, heating and the EPC.
Rental valuation against sales valuation
A rental valuation asks who will rent the house, a family on a long tenancy, senior hospital or university staff, or a relocating household, and what they will pay for this house against the few large houses available. It also checks the safety certificates and the EPC. A sales valuation asks what family buyers and their lenders will pay, using recent sales of comparable houses nearby. Owners moving away often want both, to decide whether to sell or let.

Large houses and comparable evidence
There are fewer sales of large houses than of flats, so comparable evidence for a five-bedroom Queens Park house is thinner and needs more judgement. We look at recent sales on the same avenues and in similar areas such as Talbot Woods, adjust for size, garden and condition, and explain the reasoning so you can see how the figure was reached. Our guide on how property valuations work explains the method.
The visit
We arrange a time that suits you or your tenant, see every floor, the garden and the outside of the house, and ask for the papers on any work done. The figures follow with comparable evidence. There is no charge and no obligation. If you are moving away and undecided, we set the sale figure beside the rental figure and the cost of managing the house from a distance, so the choice between selling and letting rests on numbers you can check.

The Queens Park property market
Queens Park is a leafy residential area between Charminster and Castle Lane, built around one of Bournemouth's largest parks and its public golf course. Large detached Edwardian and interwar houses let to families and senior professionals on long tenancies and sell to families moving up, often for the schools and the quick road out on the Wessex Way.
In Queens Park, value is mostly about the house and its setting rather than a postcode average.
The avenue and the outlook. A house on a quiet tree-lined avenue, or one backing onto the park or the golf course, values above a similar house on a busier road towards Charminster or Holdenhurst Road.
Gardens. Size, aspect and privacy. Family buyers and tenants pay for a garden children can use.
Parking. Most houses have drives; a double drive or garage adds to value, and a house without off-road parking stands out for the wrong reason.
Space and extensions. Bedrooms, bathrooms, a study and a family kitchen. Extensions and loft conversions add value when the planning and building regulation papers are in order.
Condition. Roofs, chimneys, windows, wiring, heating and damp in Edwardian and interwar houses.
Position for daily life. The walk to the park, the grammar schools near Castle Lane, Castlepoint, the Wessex Way and the hospital about two and a half kilometres east.
HMO potential plays almost no part here: at the time of writing a new small shared house needs planning permission under the Article 4 Direction, and the market is family homes.
Who rents and buys in Queens Park
- Families and space. Four and five-bedroom houses with gardens and drives are scarce in Bournemouth, which brings families to rent and to buy here.
- Senior professionals and relocations. Consultants and managers at the Royal Bournemouth Hospital, staff at the universities and people relocating for senior posts rent here for the space and the hospital route.
- Schools. The grammar schools near Castle Lane and the primary schools round about draw families who plan years ahead.
- The park and the golf course. Living beside one of the town's biggest parks and a public course is the reason many buyers choose Queens Park over a seafront flat.

Property valuation in Queens Park: questions
Does backing onto Queen's Park add value?
Usually, because buyers and tenants value green space beyond the garden and the privacy it brings. How much depends on the house, the boundary and the outlook, so we compare it with similar houses on the same edge of the park rather than applying a percentage.
Is the valuation free?
Yes. A sales or rental valuation, or both, is free and carries no obligation to instruct us. Our office on Charminster Road is about a mile away, so we can usually arrange a visit at a time that suits you or your tenant.
How do you value a Queens Park house for rent?
By who will rent it, usually a family or senior professional, and what they pay for this house against others available nearby, adjusted for bedrooms, garden, parking, condition and the EPC. The instant rent estimate gives a first range online.
Do extensions always add value?
Well-built, documented extensions usually do. Missing planning permission or building regulation sign-off can cut offers or delay a sale, so we ask for the papers at the visit and say what would need resolving.
Does the EPC affect a Queens Park valuation?
It affects lettability, because a let needs band E or better at the time of writing, and buyers look at running costs for a large house. Older houses often sit low on the scale, and we note which improvements would help.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
