Flexie Estate Agents lets quayside apartments, converted warehouse flats and the occasional Old Town house for landlords who want a referenced tenant, a lease that has been read and a tenancy run properly. This is the local detail of our letting agents service; the area is on our Poole Old Town and Quay area page.

What lets in the Old Town

  • Quayside apartments. Modern blocks on and near the Quay, many with balconies and harbour views. Professionals and couples pay for the view and the walk to everything.
  • Converted warehouses and flats in the historic streets. Quieter, often with more character and less outside space, close to the High Street and the station.
  • Old Town houses. A handful of Georgian and older houses, some listed, let to families and professionals who want character.

A view of the boats, a parking space, a lift and a quiet bedroom side all widen the pool of tenants. The Quay is lively on summer evenings, and we say so at viewings.

How we let an Old Town flat

Valuation and the lease. We visit, read the lease and the block's rules, check the EPC and give a rent range with the reasons. The instant rent estimate gives a first figure online.

Marketing. Photographs of the flat and the view, a floor plan, portal listings and our register of tenants relocating to Poole.

Referencing. Identity, Right to Rent, credit, income and a previous landlord reference for every adult. Course members and contract staff often come with an employer's letter, which we reference properly.

Move in. An agreement written to current law, the deposit protected within 30 days, the How to Rent guide and certificates served, the block's rules handed over and a photographed inventory.

Checks and rules for a quayside let

At the time of writing, tenancies are periodic, section 21 has gone, and rent rises once a year by section 13 notice. Every let needs gas checks where there is gas, an EICR, alarms, an EPC of E or better and Right to Rent checks. In a block, the building's fire strategy and the managing agent's requirements come too, and listed buildings need consent for alterations. Our landlord legal checklist lists every item.

The local market

The Poole Old Town and Quay property market

Poole Old Town is the historic core behind a working quay: medieval and Georgian buildings, converted warehouses and modern quayside apartment blocks, with Poole station and the town centre a walk away. It rents to professionals and people working on West Quay Road, and sells to downsizers, second-home buyers and investors. Most homes are leasehold flats.

The Old Town lets to people who want to live on foot. Poole station is at the top of the High Street, the bus station and the Dolphin Centre are beside it, the Quay's pubs and restaurants are at the bottom, and West Quay Road, with the RNLI headquarters and college and Sunseeker's original yard, runs off the end. Tenants are town centre professionals, rail commuters, RNLI and marine staff, and people relocating to Poole who want to try living by the water.

Almost every rented home here is a leasehold flat, and three things decide what a landlord can do.

The lease. Quayside leases vary block by block. Some need the freeholder's consent to let, some set a minimum term, some restrict the type of occupier.

Parking. Many flats have no allocated space. A flat with one lets to a wider pool; one without lets to a tenant who does not drive.

The block. Fire safety, door entry, bins and the managing agent's rules all reach the tenant, so they go into the move-in pack.

Who rents and buys in Poole Old Town and Quay

  • Car-free professionals. People who work in the town centre or commute by train rent and buy here because everything is on foot and parking is not needed.
  • Downsizers and second-home buyers. Quayside apartments with a view of the boats sell to buyers from London and the Home Counties and to local downsizers leaving a family house.
  • West Quay Road and the port. Staff and course members at the RNLI, engineers at Sunseeker and port contractors rent furnished flats here for the length of a job.
  • Heritage and the waterfront. The Custom House, Scaplen's Court, the Town Cellars and Poole Museum give the Old Town a character that buyers pay for, particularly in the Georgian houses.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Poole Old Town and Quay does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Letting agents in Poole Old Town and Quay: questions

Who rents flats on Poole Quay and in the Old Town?

Professionals who work in Poole town centre, rail commuters using Poole station, staff and course members at the RNLI on West Quay Road, marine engineers, and people relocating to Poole. Most want to live without needing a car.

Can I let my quayside flat on a tenancy?

Usually, but the lease sets the conditions. Some quayside leases need the freeholder's consent, a copy of the agreement or a minimum term. We read the lease and the block's rules before we advertise.

Will a flat without parking let in the Old Town?

Yes, to the right tenant. The station, buses, shops and the Quay are all on foot, and many tenants here choose the area so they do not need a car. We say clearly what parking comes with the flat.

Do listed buildings in the Old Town need special care when let?

Yes. Alterations to a listed building, inside or out, need listed building consent from BCP Council, and that includes some safety and energy improvements. We check the listing before planning any work.

What do your letting services include?

Tenant find, rent collection or fully managed. Every level covers marketing, referencing, Right to Rent checks, the agreement and the deposit; the higher levels add collection, inspections, repairs and liaison with the block's managing agent. Fees are confirmed in writing first.

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
