Selling in Poole Old Town means selling a view, a lease and a location in one. Flexie Estate Agents values your quayside apartment, converted flat or Old Town house free of charge, gets the leasehold paperwork moving early and markets it to the buyers who buy on the waterfront. This is the local detail of our sell your property service; the area is on our Poole Old Town and Quay area page.
How homes sell in the Old Town
Quayside apartments sell on the view, the balcony, the floor, a parking space and the lease. Flats in the historic streets sell on character and price, and on the walk to the station. Old Town houses sell on their history and on the paperwork for past alterations. Each needs a different description and reaches different buyers.
The paperwork that makes or breaks a sale
Most delays on the Quay come from leasehold paperwork arriving late. When you instruct us, we ask you to request:
- the management pack from the managing agent;
- service charge accounts and the current budget, including any planned major works;
- ground rent details and the remaining lease term;
- the building's fire safety information and any building safety documents.
If the lease is short, extending it before selling can be worth discussing with a solicitor. Our guide to selling a leasehold flat covers each step, and the conveyancing guide explains what follows an offer.
Presenting a quayside home
- Photograph the view from inside, in good light, and show the balcony.
- State the parking clearly: a space is a selling point; no space needs explaining.
- Keep the flat neutral and uncluttered so the view leads.
- Have the block's rules on pets, letting and holiday use to hand, because buyers ask.
Buyers who plan to let
Investors buying on the Quay ask what the flat would let for and whether the lease allows a tenancy or a furnished monthly stay. Having a rental valuation and a summary of the lease's letting clauses ready widens the pool of buyers and shortens their questions.
How we market it
Professional photographs, a floor plan, a description of the home and the Quay, portal listings and contact with buyers registered with us, including downsizers and second-home buyers. At the time of writing we have no Old Town homes for sale and never claim sales we have not made.
Selling or letting
If you are undecided, property valuation in Poole Old Town gives a sale and a rent figure. The flat could stay let through letting agents in Poole Old Town and property management in Poole Old Town, or earn furnished through long term lets in Poole Old Town or winter lets in Poole Old Town, lease permitting. The town is on selling your property in Poole.
The Poole Old Town and Quay property market
Poole Old Town is the historic core behind a working quay: medieval and Georgian buildings, converted warehouses and modern quayside apartment blocks, with Poole station and the town centre a walk away. It rents to professionals and people working on West Quay Road, and sells to downsizers, second-home buyers and investors. Most homes are leasehold flats.
The Old Town has three sales markets in a few streets.
Quayside apartments. Modern blocks on and near the Quay, many with balconies over the harbour and the boats. Downsizers leaving a family house, second-home buyers from London and the Home Counties, and investors who let to professionals buy them. The view, the floor, a parking space, a lift and the lease set the price.
Converted warehouses and flats in the historic streets. Character and a lower price than the waterfront, bought by first-time buyers, investors and buyers who want to walk to Poole station.
Georgian and older houses. Few and far between, some listed, bought by buyers who want the history and accept the work and the consents that come with it.
Almost everything is leasehold apart from the houses, so sales depend on the paperwork: the lease length, the service charge history, the ground rent and the building's fire safety information. Second-home buyers will also ask about the council tax premium, which BCP charges at 100% at the time of writing.
Who rents and buys in Poole Old Town and Quay
- Car-free professionals. People who work in the town centre or commute by train rent and buy here because everything is on foot and parking is not needed.
- Downsizers and second-home buyers. Quayside apartments with a view of the boats sell to buyers from London and the Home Counties and to local downsizers leaving a family house.
- West Quay Road and the port. Staff and course members at the RNLI, engineers at Sunseeker and port contractors rent furnished flats here for the length of a job.
- Heritage and the waterfront. The Custom House, Scaplen's Court, the Town Cellars and Poole Museum give the Old Town a character that buyers pay for, particularly in the Georgian houses.

Selling your property in Poole Old Town and Quay: questions
Who buys quayside flats in Poole?
Downsizers moving from family houses, second-home buyers from London and the Home Counties, and investors who let to professionals and contract staff. First-time buyers buy the converted flats in the historic streets.
What paperwork do I need to sell a Quay flat?
The lease, the management pack from the managing agent, service charge accounts and budgets, ground rent details, buildings insurance and the building's fire safety information. Request the pack when you instruct us, because it is the most common cause of delay.
Does a view of the Quay add value?
Yes. A balcony or window over the harbour and the boats is the main reason buyers pay more for one flat than another in the same block. We photograph it from inside at the best time of day.
Can I sell a listed Old Town house that needs work?
Yes. Buyers of listed houses expect work but will ask what consents exist for past alterations. Gathering listed building consents and any building regulation sign-offs before marketing avoids problems later.
Do you have homes for sale on the Quay?
Not at the time of writing. We take on sales instructions in the Old Town and across Poole, and buyers can register on our property for sale page to hear about new homes.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
