- Since 2018 letting in Bournemouth
We let East Cliff flats for landlords who want a tenant who stays, a block that stays on side and paperwork that stands up. The district sits between the Lansdowne, Bournemouth station and the sea, east of the pier, and it lets to people who want to live without a car. You choose tenant find, rent collection or fully managed; this page is the East Cliff detail of our letting agents service.
What lets on the East Cliff
- Mansion-block flats. Large rooms, high ceilings and often a porter or caretaker. They let to couples and older tenants who want space and quiet.
- Purpose-built blocks. Lifts, balconies, allocated parking in some, views across Poole Bay from the upper floors. They let to professionals and downsizers who rent before they buy.
- Villa conversions on the avenues. Character and lower rents, often stairs only. They let to single professionals and university staff.
The listing leads with the walk to the station, the Lansdowne and the Triangle, then the sea view if there is one. Tenants arriving by train want to know they can do without a car.
How we let an East Cliff flat
Valuation and the lease. We read the lease, note any consent the freeholder or the management company needs, and give a rent range with reasons. The instant rent estimate gives an early figure.
Marketing. Photographs taken on a bright day, a floor plan, the portals, flexiestays.com and our register of tenants, which includes people relocating to jobs in the town centre.
Referencing. Identity, Right to Rent, credit, income and a previous landlord reference for every adult, with a guarantor where affordability needs one. Our guide to tenant referencing explains each step.
Move in. A tenancy agreement written to the Renters' Rights Act, the deposit protected within 30 days, the prescribed information and How to Rent guide served, the block's rules handed over, and a photographed inventory.
Rules that apply on the East Cliff
Every let needs the safety certificates, alarms and an EPC of band E or better, set out in the landlord legal checklist. Large flats let to sharers from more than one household may need an HMO licence from BCP Council. Leases in the bigger blocks may require consent to a let, and some management companies want each tenant's details. We deal with all of it before the keys are handed over.

The East Cliff area page covers the district, and letting agents in Bournemouth the whole town.
The East Cliff property market
The East Cliff is a residential flat market between the Lansdowne and the sea, east of the pier: mansion blocks, purpose-built blocks with lifts and converted villas on long avenues. Tenants are professionals working in the town centre, couples and older residents; buyers are downsizers, second-home owners and investors who want the station on foot.
The East Cliff is the seafront district closest to Bournemouth station and the Lansdowne offices, and that decides who rents here. Tenants are professionals who commute by train or walk to work in the town centre, university staff at the Lansdowne buildings, couples and older tenants who want a lift, level pavements and the shops. Many do not own a car. They stay a long time when the flat is warm and well run.
The stock is flats: mansion blocks with large rooms, post-war and modern blocks with lifts and sea views, and Victorian villas divided into flats on the avenues. Two-bedroom flats in a block with a lift let most readily.
Three local points matter. Leases in the big blocks often require the freeholder's consent to a let or set rules for occupiers. Parking is tight on many East Cliff roads and some are permit zones, so a flat with a bay is worth saying so. The cliff: the East Cliff Lift has been closed since 2016 and stabilisation works below were due to start in September 2026, which belongs in an honest listing.
Who rents and buys in East Cliff
- The station and the Lansdowne. Tenants who commute by train or work in the Lansdowne offices choose the East Cliff because both are a walk. That keeps demand steady through the year rather than with the seasons.
- Downsizers and older residents. Mansion blocks with lifts, porters in some, and level walks to the shops suit people moving out of family houses. They buy, and they rent for long periods while they decide.
- University staff and relocations. Academics and staff at the Lansdowne buildings and people starting jobs in the town centre take furnished and unfurnished flats near work, often for a year at a time.
- Second homes and investors. Buyers from London and the Home Counties take sea-view flats for weekends and later retirement, which gives landlords a resale market for a well-kept flat with a long lease.
Let furnished, from 28 nights, all year round.
A furnished flat in East Cliff does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Our fees in fullLetting agents in East Cliff: questions
Who rents flats on the East Cliff?
Professionals who walk to the station, the Lansdowne or the town centre, university staff, couples and older tenants who want a lift and level shops. Many have no car. Two-bedroom flats in purpose-built or mansion blocks are the most requested, and tenants who find a good one tend to stay for years.
Does the closed East Cliff Lift affect letting?
A little, for tenants who planned to use the beach daily. The lift has been closed since a 2016 landslip and will not be reinstated in the current scheme, so the way down is by the zig-zag paths. We say so in the listing; most East Cliff tenants choose the area for the station and the town.
My block has a residents' management company. What does that mean for a let?
The company, run by the flat owners, enforces the lease and the block's rules on bins, keys, parking and noise. Some require notice of each new tenant or a signed undertaking. We contact them before move in and give the tenant the rules in writing.
Do East Cliff tenants need parking?
Fewer than elsewhere, because the station and the town centre are on foot, but a flat with an allocated bay still lets faster. Some East Cliff roads are permit zones, and not every zone issues permits to tenants. We check the address before advertising.
What checks are needed before a tenant moves in?
A gas safety certificate where there is gas, an electrical report no more than five years old, smoke alarms on every storey, a carbon monoxide alarm by fixed combustion appliances, an EPC of E or better, deposit protection within 30 days and Right to Rent checks on every adult.
Which letting services do you offer on the East Cliff?
Tenant find, rent collection and fully managed. Each includes marketing, viewings, referencing and the tenancy agreement; rent collection adds monthly collection and arrears chasing; full management adds inspections, repairs and certificate renewals. Fees are confirmed in writing before you instruct us.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
