Selling a home in the New Forest means selling to buyers who have often travelled a long way and know exactly what they want: a cottage near a village green, a family house near a station, a bungalow by the coast or a house with a paddock. Flexie Estate Agents values, markets and sells homes across the western and southern Forest from our Bournemouth office, as part of our selling your property service.
How homes sell here
Character property sells on its setting. A thatched cottage that backs onto the heath and a Victorian villa a walk from Brockenhurst station have different buyers, and the listing has to speak to the right one. Family houses sell on schools, parking and garden size. Homes with land sell to a smaller group of buyers who look for water supply, stabling, fencing and access to the open Forest.
Each village has its own page: Lymington, Milford on Sea, Brockenhurst, Lyndhurst, Burley and Sway.
Planning: what buyers will ask
Buyers who know the Forest ask about planning early. Inside the National Park the New Forest National Park Authority decides applications, and at the time of writing it limits how far a home outside the four defined villages can be extended. Annexes and garden buildings used as separate homes need their own permission. We ask for the planning history at the valuation, so the particulars are accurate and a buyer's solicitor finds no surprises.
Getting the house ready
- Paperwork. Planning permissions, building regulations sign-off, guarantees for thatch or damp work, septic tank or treatment plant records, and any registered rights of common.
- The outside. Gates that shut, fences in repair and a tidy boundary with the Forest. Buyers notice them first.
- The inside. Clear surfaces, open curtains and a log burner swept and lit for photographs in winter.
Our guide to preparing your home for sale goes through each room.
Our marketing
Professional photographs that include the setting, a floor plan, a written description that names the village, the station or the Forest walk, and a listing on the portals and our own site. We register buyers who contact us before a property launches, including people who rent with the group in Bournemouth while they look for a Forest home. We report every viewing and every piece of feedback, and we chase the chain until completion.
Before you decide
A New Forest valuation gives you a sale figure and, if you are weighing a let instead, a rent range; letting agents in the New Forest explains the letting side. We sell on the same terms in Bournemouth, and the New Forest area page covers the villages for buyers. How to sell your home walks through the whole process.
The The New Forest property market
The New Forest is a National Park of heath, woodland and grazed lawns, ringed by market towns and villages where commoners' ponies and cattle walk the streets. Homes are mostly houses and cottages rather than flats, planning holds new building down, and many cottages are second homes or holiday lets, so the long-let stock is small.
Buyers in the New Forest come from further away than in most of Hampshire. Retirees and downsizers from London and the Home Counties look for bungalows and cottages in Lymington, Milford on Sea and Brockenhurst. Commuters want Brockenhurst and Sway for the main line. Families want gardens and the village schools, second-home buyers want character and a view of the heath, and riders want paddocks and stabling.
Supply is held down by planning, which supports prices for what already exists but also limits what a buyer can add.
Inside the National Park the New Forest National Park Authority decides applications. At the time of writing its Local Plan limits extensions to homes outside the four defined villages of Ashurst, Brockenhurst, Lyndhurst and Sway, and resists new homes in outbuildings.
Outside the Park, in Lymington and Milford on Sea, New Forest District Council is the planning authority, and parts of both lie in conservation areas.
Second-home buyers pay the 5% stamp duty surcharge and, at the time of writing, the district council's 100% council tax premium, which some now weigh before they offer.
Who rents and buys in The New Forest
- Commuters on the main line. Brockenhurst and Sway put Southampton and Bournemouth a short train ride away, and the fastest trains from Brockenhurst reach London Waterloo in about an hour and a half. Professionals rent here first and buy once they know the villages.
- Retirees and downsizers. Lymington, Milford on Sea and the Forest villages draw buyers retiring from London and the Home Counties, who want bungalows, cottages and a level walk to the shops.
- Families moving for space. Families come for gardens, the Forest on the doorstep and the village schools, and often rent for a year while they learn which village and which catchment suits them.
- Second homes and holiday lets. A large share of the cottages are second homes or holiday lets, which keeps buyers competing for character property and leaves fewer houses on long tenancies.
- Riders and smallholders. Houses with paddocks, stables and sometimes rights of common attached to the land attract equestrian buyers and tenants who keep animals.

Selling your property in The New Forest: questions
Who buys homes in the New Forest?
Retirees and downsizers, mostly from London and the Home Counties; commuters to Southampton, Bournemouth and London who want a station; families moving for space and schools; second-home buyers; and riders looking for a paddock. We decide which of them your house suits before we write the listing.
Does the National Park affect what my house is worth?
Yes, both ways. Strict planning keeps new supply low, which supports prices for existing homes. It also limits extensions, annexes and conversions, so a buyer pays for the house as it stands rather than its potential. Planning history, any permission granted and how much the house has already been extended all count.
Do rights of common add value?
To the right buyer. Some Forest properties carry rights attached to the land, such as turning out ponies or cattle on the open Forest. Riders and commoning families look for them, while most other buyers will not pay extra. We confirm what is registered and describe it accurately in the particulars.
When is the best time to sell in the New Forest?
Spring and early summer bring the most buyers, when gardens and the Forest look their best and families want to move before September. Autumn is the second season. A well-priced house sells in any month, so we would rather launch when the property and paperwork are ready than wait for a season.
How long does a sale take?
From an accepted offer to completion usually takes several months, depending on the chain, the searches and the buyer's mortgage. Thatch, septic tanks, private drainage, rights of way and planning history can add questions, so we collect the documents early. Our conveyancing guide explains each stage.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
