Selling a home in Dorset means selling to buyers who are often moving into the county for the coast, the market towns or the countryside, and who know what they want from each. Flexie Estate Agents values, markets and sells homes across the conurbation and the towns around it from our Bournemouth office, as part of our selling your property service.
How homes sell across Dorset
The county has several markets in one. In Bournemouth and Poole, flats sell on position, lease and parking, and family houses on schools. In the market towns, period homes sell on character and family houses on space and schools. On the coast, the view and the walk to the beach decide the price, and second-home buyers and investors compete with people moving here to live. The county is described on our Dorset area page.
| Where | Typical buyers | What they ask about |
|---|---|---|
| Bournemouth, Poole, Christchurch | First-time buyers, families, investors, downsizers | Lease, parking, schools, licensing |
| Wimborne, Wareham, Ferndown | Families, downsizers, commuters | Schools, consents, plot, flood risk |
| Swanage, Weymouth, Purbeck | Second-home buyers, retirees, investors | View, lease, parking, planning conditions |
Getting the paperwork ready
Older Dorset homes raise more questions: listed building consent, thatch and timber surveys, damp guarantees, oil tanks and septic tanks, rights of way, and flood history near the rivers. Flats need the lease and the management pack. Collecting these at the start keeps a sale moving after an offer. Our selling your home checklist lists them.
Our marketing
We photograph and measure the home, write particulars for the buyer it suits, list on the portals and send the details to buyers registered with us for that part of Dorset. Many buyers are moving from outside the county and view on a weekend, so we plan viewings around their visits. After an offer we progress the sale through searches, survey and exchange.
Town by town
Each town has its own page: Wimborne, Ferndown, Wareham, Swanage and Weymouth, and in the conurbation Bournemouth and Poole.
Moving within Dorset
A lot of sales here are moves within the county: a family moving from a Bournemouth flat to a house in Wimborne, a couple downsizing from a market town to a bungalow in Ferndown, a retiree moving from a village to a flat near the sea. If you are buying again in Dorset, tell us at the valuation. We plan the launch around your purchase, keep both chains in view and can tell you which parts of the county suit what you are looking for next.
Before you decide
A property valuation in Dorset gives a sale price and, if you want it, a rent. If keeping the home is an option, letting agents in Dorset explains a long let. Our guide on how to sell your home sets out every step.
The Dorset property market
Dorset splits between BCP Council, for Bournemouth, Christchurch and Poole, and Dorset Council for everywhere else. The conurbation is a flat-heavy, year-round rental market; the market towns and the coast beyond it are mostly houses and bungalows, with more retirees, second homes and holiday lets and fewer long lets.
Dorset draws buyers from across the south of England. Retirees and downsizers buy bungalows, flats and level homes near shops and the sea, in the conurbation, in Ferndown, New Milton and Weymouth, and along the coast. Families moving out of London, Bristol and the Home Counties buy in the market towns for schools and space. Commuters buy within reach of the main line, from Christchurch to Weymouth, or of the A31 and A35. Second-home buyers and holiday let investors buy on the coast, especially in Purbeck and at Weymouth.
Three things shape a sale across the county.
Old buildings. Dorset has a large share of listed and conservation-area homes, stone and thatch. Buyers want consents, surveys and guarantees.
Planning on the coast. At the time of writing some new homes in Purbeck carry a principal residence condition, which limits second-home buyers.
Second homes costs. A second-home buyer pays the 5% stamp duty surcharge and, at the time of writing, the 100% council tax premium charged by both BCP Council and Dorset Council.
Who rents and buys in Dorset
- Retirees and downsizers. Dorset has one of the older populations in England, and bungalows, flats and level homes near shops and the sea sell steadily to retirees from across the south.
- Second homes and holiday lets. The coast from Purbeck to Weymouth and the BCP beaches draw second-home buyers and holiday let owners, which shapes prices and the supply of long lets.
- Workers in the conurbation. Jobs in Bournemouth and Poole bring tenants and buyers to the conurbation and to the market towns within commuting reach.
- Families moving out of cities. Families from London, Bristol and the Home Counties move for schools, space and the coast, often renting first while they find the right town.

Selling your property in Dorset: questions
Who buys homes in Dorset?
Retirees and downsizers, families moving from London, Bristol and the Home Counties, commuters within reach of the main line and the A31, second-home buyers and holiday let investors on the coast, and local first-time buyers. Each town draws a different mix.
Where in Dorset do you sell homes?
Across Bournemouth, Christchurch and Poole, and in the towns within reach of our Bournemouth office: Wimborne, Ferndown, Verwood, Wareham, Swanage and Weymouth, plus Ringwood and New Milton in Hampshire. We confirm before you instruct us.
Do older Dorset homes take longer to sell?
They can, because buyers' solicitors and surveyors ask more about listed building consent, thatch, damp, timbers and private drainage. Gathering those papers before you list removes most of the delay.
When is the best time to sell in Dorset?
Spring and early summer bring the most buyers, especially families and second-home buyers who visit the coast. Retirees and local buyers move all year. A home that is ready and priced right sells in any season.
Do you have homes for sale in Dorset?
We do not list homes for sale yet. Buyers can register their search with us, and vendors can book a free sales valuation. We do not claim stock or completed sales we do not have.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
