Southbourne is the clifftop suburb at the eastern end of Bournemouth, between Boscombe and Christchurch, and it is one of the town's family markets: houses with gardens, a long sandy beach below low cliffs, and an independent high street on Southbourne Grove. Families rent and buy here for a calmer seaside life than the central seafront offers. The trade-off is distance: the town centre is a bus ride or a drive away.
The feel of the place
Southbourne runs at a residential pace. The overcliff is a wide grassy promenade with beach huts and benches facing the sea, and the beach below is long and quieter than the sand near the pier. You reach it by the zig-zag paths or the Fisherman's Walk cliff lift when it is running. Dogs are welcome on parts of the beach for much of the year. To the east, the sand and the cliff path continue to Hengistbury Head, a nature reserve at the mouth of Christchurch Harbour, which makes a flat family walk.
Southbourne Grove is the high street: bakeries, cafés, delis, small shops and the everyday errands, with few chains. It is the reason many families who move here stay.
The homes
The housing is mixed. Roads back from the cliff have Edwardian and inter-war family houses and bungalows, many with gardens. Nearer the seafront and the Grove there are conversions and purpose-built flats. Parking is mostly on the street, and the restrictions differ from road to road, so check the road before you rent or buy.
Renting as a family
Family houses here usually let unfurnished on a tenancy. Since 1 May 2026 every new tenancy is periodic, so a family can stay as long as the tenancy runs and give two months' notice to leave, and a landlord needs a legal ground to end it. A landlord cannot turn a tenant away for having children.
Before you apply:
- Check school places for the address through BCP Council's admissions service, because catchments decide more than distance.
- Check the commute: buses run along Christchurch Road to the centre, and Pokesdown station is close for trains on the main line.
- Look at the garden, storage and parking as closely as the rooms.

Buying a family home
Southbourne buyers are mostly families moving within Bournemouth, people relocating from London and the South East, and downsizers who want the beach without the centre. Houses with gardens and off-road parking are what the market asks for. Flats near the Grove are bought by first-time buyers and investors.
For a period house, a survey matters: roofs, chimneys and damp in older properties near the sea need checking. For a flat, read the lease and the service charge history. We do not quote average prices here: the HM Land Registry UK House Price Index gives an average of £310,094 for the whole of Bournemouth, Christchurch and Poole in July 2026, which says little about a single road.
Letting in Southbourne
A well-kept family house here typically lets unfurnished to a household that wants to stay. That suits landlords who prefer one tenancy over many. Points to check:
- Licensing. A house shared by five or more people from two or more households needs an HMO licence from BCP Council, and smaller shared houses need planning permission in areas with an Article 4 direction.
- The garden. Say in the tenancy who maintains it.
- Parking. If the road has a residents' zone, check the permit rules before advertising parking.
